Length of Lease: Our standard lease term is for 12 months (shorter periods are subject to owner approval). Qualification to Rent: To qualify to rent, please complete our Application for Residency. This allows us to check your credit report, criminal background, check employment or verify income and obtain prior rental references. Deposit: The security deposit is:
Funds to Move In: To move in we require that you place the deposit and pay the first month's rent. Rent: Rent is due monthly on the first day of each month. Payment Method: Deposits and the first month's rent are paid by money order or cashier's check. After the first month we accept payment by personal check provided that payment is timely and the check is good. Repairs and Maintenance: Our renters are responsible for all repairs up to $100. Any repairs over $100 the landlord is responsible for the entire bill. Housing Assistance: Some of our properties accept Section 8 housing assistance payments. Contact us for details. Pets: Some of our properties accept pets. If pets are allowed, we charge a $300 non-refundable pet fee for a dog, and a $100 non-refundable pet fee per cat. We will likely want to meet any large dog prior to approval. Sample

the Application for Residency: Please download
a copy of our Rental Application and Application Disclosure. You will need
a copy of Adobe Reader.
Fill-Out the Application: Please completely fill-out the application. We need one for each adult on the lease or in residence. An adult is anyone 18 years of age or older. Also please read, initial each page and then sign the Application disclosure. You can fax the application to our office at 813-354-9278. Pay the Application Fees: There is a non-refundable $50 per person application fee. We will accept cash, cashier's check or money order payable to Hoffman Realty. You can also pay your application fee online. Directions to Our Office: Here are directions
to our office so you can drop off you application and monies. If it is
after hours, or we are out of the office showing property, please put
everything in an envelope and put it in our drop box. Sample Lease: If you would like to view a sample lease please
select the link below. Many of the terms and conditions in this sample
lease will be the same as the lease our attorney will prepare should you
rent the property. Deposit: We recommend that you place the deposit as soon as possible, as the property stays on the market until we we have an approved application and a deposit. The deposit must be a cashier's check or money order payable to Hoffman Realty and must be separate from the application fee (as it is deposited in an escrow account). |
